OUR OPERATIONAL MODEL

1. IN-HOUSE: Takeoffs & quantity surveys

We perform all takeoffs ourselves, directly from architectural drawings and door schedules. No third-party estimators, no handoff lag. Our team reads the plans, counts the openings, and builds accurate hardware sets from the ground up — catching spec conflicts and hardware gaps before they become field problems.

2. IN-HOUSE: Specification & submittal preparation

Hardware sets are assembled and reviewed against the project spec internally. We build the submittal package — product data sheets, finish schedules, keying matrices — without relying on outside vendors to do it for us. What goes to the architect is accurate and ready for approval.

3. DIRECT MANUFACTURERS: Purchasing direct — no middlemen

OTD buys directly from manufacturers. That means better pricing, real lead time visibility, and direct escalation when something needs to move fast. We maintain working relationships with over ten manufacturers — including Corbin Russwin, Yale, McKinney, Pemko, Rixson, and others — and we know who to call when a project can't wait.

4. FAST-PACED: Coordination & delivery execution

Construction moves fast and so do we. Once orders are placed, we stay on top of lead times, flag delays before they cascade, and coordinate delivery to match your schedule — not ours. You're not waiting on hold with a distributor. You're talking to the people who placed the order.
